How government auctions work in Oregon

Tax deed state

Oregon counties foreclose on delinquent property, hold it through a redemption period, and then sell the deed at a county surplus property auction. Investors cannot buy Oregon tax liens.

Redemption period: The owner has two years from the foreclosure judgment to redeem before the county takes the deed; property later sold by the county carries no redemption.
Interest or penalty: Not applicable — buyers purchase county-owned property at auction rather than an interest-bearing certificate.

How it works for a first-time buyer

Each county publishes its foreclosure list in the fall and, after the two-year redemption, offers acquired parcels through periodic surplus property sales, sometimes in person and increasingly through online auction firms, with minimum bids based on appraisal. A deposit is due at the sale and the county conveys a deed after full payment. Unsold parcels often move to a fixed-price list. Verify wetland and forest-zoning restrictions, which limit building on many rural Oregon parcels, and confirm whether the county reserves mineral rights.

Is Oregon a tax lien or tax deed state?

Oregon is a tax deed state. Counties foreclose, wait out the redemption period, and then sell the property itself.

How long is the redemption period in Oregon?

Two years from the foreclosure judgment, during which the owner may redeem. Buyers at the later county sale take free of redemption.

Where does Oregon sell state surplus property?

The Department of Administrative Services surplus property program in Salem sells vehicles and equipment to the public, and the Department of Revenue separately auctions state tax credits each year.
