Massachusetts municipalities enforce delinquent taxes through tax takings, which give the town a redeemable tax title; some towns sell those tax titles to investors, while most hold them and later auction the property after Land Court foreclosure.
Most Massachusetts buyers encounter property after the town has completed Land Court foreclosure, when the treasurer or a hired auctioneer offers it at a public auction with a deposit due at the sale. Towns post lists of tax-foreclosed parcels on their websites, and some accept requests to schedule a specific parcel for auction. A 2024 law changed how surplus proceeds are handled after foreclosure, so expect procedural updates. Verify zoning and wetland constraints, since many parcels are unbuildable remnants.

Massachusetts is a hybrid. Towns hold a redeemable tax title that they may sell to investors, but most foreclose in Land Court and then auction the property outright.
There is no fixed period; the owner may redeem until the Land Court forecloses, which cannot begin sooner than six months after the taking.
The Operational Services Division manages state surplus property and posts vehicles and equipment for public sale, often through online auction listings.
