How these sales work

Buying government property in Bay County

Florida is a tax lien state

Florida runs a two-step system: county tax collectors auction tax certificates (liens) each spring, and a certificate holder who is not paid can later force a tax deed sale run by the Clerk of Court.

Redemption period
The owner may redeem the certificate at any time until the tax deed is issued; the holder must wait two years after the delinquency date before applying for a tax deed, and certificates expire after seven years.
Interest or penalty
Bidding starts at 18% annual interest and is bid down, with a commonly cited 5% minimum return on redemption unless the bid was 0%.
