How government auctions work in Alabama

Alabama counties choose between two enforcement methods: a tax lien auction, where investors bid down the interest rate on the delinquent taxes, and the older tax sale, which conveys a redeemable tax certificate. Mobile County, for example, runs an online tax lien auction each spring.

Redemption period
Under either method the owner commonly has three years to redeem, and occupied property may carry redemption rights beyond that under Alabama case law — verify the county's current procedure in the notice.
Interest or penalty
Tax lien auctions start at a 12% annual rate and are bid down; certificates from a traditional tax sale commonly earn 12% on the taxes paid.

Before bidding, check whether the parcel is owner-occupied, because Alabama's possession-based redemption rules can extend the owner's rights, and confirm the county's current method in the official notice.

Alabama is best described as a hybrid: since 2018 each county may hold a tax lien auction (bidding down interest from 12%) or keep the traditional tax sale that conveys a redeemable certificate. Check which method your county uses in its sale notice.

How long is the redemption period in Alabama?
