How these sales work

Buying government property in Sumner County

Tennessee is a redeemable deed state

Tennessee counties collect delinquent taxes through chancery court lawsuits, ending in a Clerk and Master sale that conveys a deed subject to a redemption period. Parcels the county buys in are later sold as county-owned surplus.

Redemption period: The redemption period is commonly up to one year, shortened to as little as 30 days for long-vacant or abandoned property; the buyer's deed is confirmed after it runs.
Interest or penalty: The redeeming owner pays the purchase price plus interest, commonly cited at 12% per year, plus any taxes the buyer paid.
