How these sales work

Buying government property in Erie County

Ohio is a hybrid state

Ohio counties enforce delinquent taxes through sheriff's foreclosure sales that convey a deed, while the largest counties may also sell tax certificates (liens) to investors. Land banks and forfeited-land sales handle what does not sell.

Redemption period: The owner may redeem until the court confirms the foreclosure sale; tax certificate holders must wait one year before starting foreclosure.
Interest or penalty: Tax certificates earn interest bid down from a statutory ceiling; sheriff's sale buyers take a deed and earn no interest.
