How these sales work

Buying government property in Cedar County

Missouri is a hybrid state

Most Missouri counties hold a collector's tax sale on the fourth Monday of August, selling a redeemable certificate of purchase, while St. Louis City, St. Louis County and Jackson County use court-ordered land tax sales that convey a deed.

Redemption period: For collector's certificates the owner typically has one year to redeem (with no redemption on some third-offering parcels); judicial land tax sales require court confirmation and carry no post-sale redemption.
Interest or penalty: Certificates commonly earn 10% per year on the taxes paid, with a lower rate on any surplus bid.
