How these sales work

Buying government property in Carroll County

Kentucky is a tax lien state

Kentucky county clerks sell certificates of delinquency to third-party purchasers each year, giving the buyer a lien with statutory interest. Foreclosures and tax-related judicial sales are handled by the Master Commissioner.

Redemption period: There is no fixed redemption period; the owner can pay the certificate holder until a foreclosure judgment, and the purchaser must wait one year before filing suit.
Interest or penalty: Certificates of delinquency earn interest commonly cited at 12% per year, plus allowable fees.
