How these sales work

Buying government property in Douglas County

Colorado is a tax lien state

Colorado county treasurers sell tax lien certificates each fall, usually online, and investors bid a premium above the taxes owed. The certificate earns interest until the owner redeems.

Redemption period
The owner has three years from the sale to redeem before the certificate holder can apply for a treasurer's deed, and the treasurer must then give notice before issuing it.
Interest or penalty
Interest is set annually at the federal discount rate plus nine percentage points, and the premium paid above the taxes is not refunded.
