What the seller provided

T29N R3E SEC 23 COMM AT A PT 20 RDS W & 2 RDS S OF NE COR OF NE 1/4 OF NW 1/4, TH S 16 RDS, W 82 FT, N 16 RDS, E 82 FT TO POB. EXCEPT THE WLY 1 ROD THEREOF; ALSO COM AT A POINT 297 FT W AND 33 FT S OF NE COR OF NE 1/4 OF THE NW 1/4; TH S 264 FT TH W33 FT TH N 264 FT TH E 33 FT TO POB SPLIT/COMBINED ON 02/17/2023 FROM 005-023-000-230-00; ~98 ft frontage on CR612 (to N), ~264 ft deep. Good size front yard, and a gravel driveway... leading to single story house, with two pole barns behind. Single story looks fair from the outside. If you look closer, maybe not so much. Roof line is wavy. Older three tab shingles are lifting and cupping. Opening the door, ceiling tile has dropped. There are other points of water infiltration in localized areas throughout the structure, with some mold forming. Floors are little pitchy. The crawlspace trap door is about full to the top with water. It's doubtful the foundation was built to hold a swimming pools worth of water, and mold is sure to follow. This could be from a broken pipe, but the likely case is a sump pump is supposed to be running, and the power is off. Well, it could be both. The neighboring parcel has a pond, so it's likely the water table and hydrostatic pressure is high. First of the pole barns is two car, with another small roll up door in the rear. Some minor roof leaks. Pad is cracked and starting to heave; looks like this structure also has a sump that is not running. Discharge path is trenched out to the side and then into drain to the rear of the parcel. Efflorescence visible around the cracks. That being said, looks like the actual poles and structure are doing fine. This and the other barn are full of contents. The second barn is a large single door, and looks to have been used as a lawnmower repair shop. This one appears to be solid through and through. Interested bidders should contact the local branch of government regarding possible development, camping, or other use restrictions. E.g. Minimum Sq. footage requirement, utilities, etc.
